Planning & Zoning

The Planning & Zoning Department guides development in the Village of Kingsley. The Planning and Zoning Department is responsible for the administration of the Zoning Ordinance and helps to carry out the mission outlined in the Village of Kingsley Master Plan. 

The first step in understanding development and zoning requirements is to locate your property on the zoning map, available here. Then, please refer to the Zoning Ordinances to review the development requirements for that district as well as other applicable regulations. 

 

Zoning Permits

New Buildings, Additions, or Alterations

A Land Use Permit is needed for new buildings and additions or alterations to existing buildings. 

Driveways

Driveway permits are required when new driveways are installed on a parcel. If you are expanding the width of an existing curb cut you need to verify if a permit is needed. 

Fences

The construction of new fences or extension of existing fences requires a fence permit. 

Signs

Most signs in the village require permits. Before ordering a sign verify if it is permitted and if a sign permit application is required. It is recommended that you verify with the village prior to ordering any materials for projects, the village is happy to assist applicants with their requests and explain the requirements of the Zoning Ordinance. The village does not want the customer to assume the cost for materials or items that are not allowed.

Conceptual Site Plan Review

New businesses coming to the Village of Kingsley should meet with Village staff to verify if their proposed business is permitted at the location they have selected. For all project types, the Village offers conceptual site plan review prior to permit or application submission. This conceptual site plan review aims to help identify potential issues as early in the process as possible and avoid unnecessary delays during the formal review process. This review also helps to identify what permits or requirements might apply to your project. A detailed Site Plan may need to be submitted.
